Is Your Hot Water System Trying to Tell You Something? Signs It’s Time to Repair or Replace
Most hot water systems don't fail without warning. They grumble first. A bit of inconsistency here, a strange noise there. The trick is knowing which signs mean a simple fix and which ones mean your hot water system could be on its way out.
If your hot water has been playing up lately, this guide will help you figure out what's going on and whether it's time to repair or replace your system.
Warning Signs Your Hot Water System Needs Attention
Water isn't as hot as it used to be
If your showers have gone from hot to lukewarm, or the hot water runs out faster than it used to, something's not right. On storage systems, this often points to a failing thermostat, sediment buildup in the tank, or a burner that isn't firing properly.
For continuous flow systems, it could be a heat exchanger issue or a problem with the PCB board. Either way, it's worth getting checked before you're stuck with cold showers.
Strange noises from the unit
A bit of noise during heating is normal. But if you're hearing popping, banging, rumbling or kettling sounds, that usually means sediment has built up at the bottom of the tank. The water trapped beneath the sediment layer overheats and creates those noises as it escapes.
Left unchecked, this puts extra strain on the tank and shortens its lifespan. A flush can sometimes fix it, but if the buildup is severe or the tank is old, replacement of your hot water system might be the better option.
Rust-coloured or discoloured water
Brown or rusty water coming from your hot tap is a sign of corrosion. If it's only happening on the hot side, the problem is likely inside the tank itself or in the pipes connected to it.
Older tanks have a sacrificial anode rod designed to attract corrosion and protect the tank walls. Once that rod is spent, the tank starts corroding from the inside. If caught early, replacing the anode can extend the system's life. If the tank walls are already rusting, it's time for a new unit.
Water pooling around the base
Any visible water around your hot water system is a concern. It might be a minor issue like a leaking valve or a loose fitting, but it could also mean the tank itself has cracked or corroded through.
If you notice pooling, it's best to call a plumber sooner rather than later.
Pilot light keeps going out
On gas hot water systems, a pilot light that won't stay lit usually indicates a faulty thermocouple. This is a safety device that shuts off the gas if it doesn't detect a flame. Replacing it is a straightforward repair for a licensed gas plumber.
If the pilot light is flickering yellow instead of blue, that's a different issue. It could mean incomplete combustion or a ventilation problem, both of which need attention.
Will an inefficient hot water system increase your gas bill?
In most cases, no — especially with modern continuous flow systems like Rinnai units. These systems only use gas when hot water is required, so a gradual loss in efficiency isn’t usually noticeable on your bill.
If you do notice a sudden increase in your gas usage, it’s more commonly caused by:
Increased household usage (longer showers, more occupants)
A gas leak (which should be investigated immediately)
If your system is underperforming — for example fluctuating temperatures or reduced flow — it’s best to have it inspected, rather than relying on your energy bill as an indicator.
Hot Water Repair or Replacement: How to Decide
Not every problem means you need a new system. Here's a rough guide to help you think it through.
Repair usually makes sense when:
The system is under 8–10 years old
The issue is a component like a thermostat, valve, anode or thermocouple
The tank itself is still in good condition with no visible corrosion
Repair costs are well under half the price of replacement
Replacement is often the better choice when:
The system is over 10–12 years old
The tank is corroded, cracked or leaking from the body
You've had multiple repairs in the past couple of years
The system no longer meets your household's hot water needs
Repair costs are approaching 50% or more of a new unit
It's not always black and white, and a good plumber won't push you toward replacement if a repair makes more sense. At Richardson Plumbing and Gas, we'll tell you what we find, and explain your options clearly.
What Happens During a Hot Water Service Call
Here's what to expect when you book a hot water repair.
We start with a visual inspection of the unit, checking for leaks, corrosion, and obvious damage. For gas hot water systems, we check the burner, pilot light, flue and inspect the anode rod, where accessible.
For hot water system repairs, we explain what's involved and provide upfront pricing before we start. If we think replacement makes more sense, we'll walk you through the options, including system types, sizes and brands suited to your home.
We carry common parts on the van, so most repairs can be done on the spot. For emergency replacements, we can have this installation completed on the same day.
A Note on Gas Hot Water Safety
Gas hot water systems are safe when properly maintained, but they do need periodic attention. A poorly maintained unit could develop issues with combustion that aren't always obvious to homeowners.
If you notice a gas smell near your hot water system, turn off the gas supply at the meter, ventilate the area, and call a licensed gas plumber immediately. Don't use electrical switches or flames nearby.
Regular servicing, ideally every couple of years, helps catch small problems before they become safety concerns or expensive breakdowns.
